  • A Construction Certificate is required before you start any building or construction work.

    Its purpose is to confirm that the construction plans and specifications for your proposal are both, consistent with the Development Consent approved by your Local Council and that they comply with the requirements of the National Construction Code (i.e. the NCC).

    To make application for a Construction Certificate you will need to download and complete the application form provided at the link below.

  • Complying Development Certificates (CDC) is best described as a planning and construction approval combined in one. The process is usually much quicker and therefore cheaper because it saves you time. It is essentially a fast-track approval process for straightforward development. However, it can be a pathway for the approval of the following types of development:

    • Dwellings

    • Granny Flats

    • Dual Occupancies

    • Terraces Houses

    • Additions & Alterations

    • Swimming Pools

    • Garages

    • Sheds

    • Farm sheds

    • Carports

    • Retaining walls

    • Demolition Works

  • The issue of your final Occupation Certificate (OC) is the last step in the formal development application and construction process. Whilst it may be the last step, it is also one of the most important. You need an OC if you want to:

    • sell your property

    • occupy or use a new building

    • change the use of an existing building

    You may also need to secure your occupation certificate to:

    • secure the finance to finish off the construction of your building

    • sell your home at some stage in the future.

  • The Building Commission NSW describes one of the primary functions of Registered Certifiers as the inspection of buildings at specific stages of construction, to ensure they are consistent with approved plans and that they comply with legislative requirements and conditions of consent.

    Inspections relating to certification work are referred to as “critical stage inspections” and are prescribed by Section 61 of the Environmental Planning and Assessment (Development and Fire Safety) Regulation 2021.

     They include

    • After excavation and before the placement of any concrete

    • Prior to the covering of any waterproofing in a wet area

    • Before covering any stormwater connections

    • On completion, and before the issue of an occupation certificate

    • Any others deemed necessary by the Registered Certifier (e.g. a fire wall)

    If you are the beneficiary of either a Development Consent or Complying Development Certificate, you are required to ensure that these inspections are completed.
